General Contractor Selected for ETHOS

Kulczyk Silverstein Properties, an international real estate investor and developer has selected PORR Polska as the general contractor for the ETHOS office and commercial complex at Plac Trzech Krzyży 10/14 in Warsaw, Poland. Construction works are scheduled to start in July 2015. ETHOS is the largest A+ project located on the historical Royal Route and is currently among the most exclusive and highly sought after locations in Warsaw.

Construction works are scheduled to start in July 2015 and be completed in September 2016.

Following the extension, revitalisation and adaptation of the property to meet class A+ and BREEAM „Excellent” certification standards, ETHOS (formerly known as Holland Park) will offer over 17,000 sq.m. of leasable area. Office space alone will total 13,000 sq.m., with up to 3,000 sq.m. of office space available per floor. Key features of the project include a new wing extension, which will add a five-storey wing facing the Vistula Escarpment, and a new 1,000 square metre terrace on the fifth level offering a view of the Vistula River, the National Stadium and the Rydz-Śmigły Park.

The retail space on the ground floor of the building will be notably increased. The eight-metre high, fully glazed shop fronts will add to the prestigious nature of the property. The heart of ETHOS will be a glass-roofed atrium surrounded by restaurants, cafes and boutiques. The atrium will be publicly accessible from the Trzech Krzyży Square. An important convenience for visitors will be the underground car park.

ETHOS Focuses on Quality

The designers of ETHOS focused on maximum comfort being provided to future tenants. Tenants will benefit from two independent reception desks, a separate central entrance to the retail section of the complex and eight low-noise lifts. ETHOS will also feature internal green terraces, bicycle parking places and shower-equipped rest and refreshment rooms. The architectural concept was created by the consortium of MAAS Projekt and Chapman Taylor studios.

 

A Prestigious Location in the Very Heart of the Capital City

ETHOS owes its unique character not only to its architecture and functionality but above all to its location. It is the only class A+ office building on the Royal Route with a unique level accommodating 3,000 sq.m. of office space. Moreover, unlike the high-rise projects in the Western part of the Warsaw City Centre, the Trzech Krzyży Square with its surroundings such as Mokotowska, Żurawia or Mysia streets form a prestigious business enclave in the immediate vicinity of the Warsaw Stock Exchange.
