Green Light for the Construction of the ETHOS

Kulczyk Silverstein Properties (KSP), an international real estate investor and developer has received a building permit for the construction of an office and commercial complex at Plac Trzech Krzyży 10/14 in Warsaw. ETHOS is the largest class A+ project located on the historic Royal Route in Warsaw, Poland. The building permit decision as issued by the Warsaw city authorities is final and binding. The complex is to be ready in 2016. The general contractor selection process is under way.


The purpose of the project is the extension, complex modernisation and adaptation of this property to class A+ standards. Commercial space lettings will soon be available in one of the most prestigious and highly sought after locations in Warsaw.

"ETHOS is an exceptional project not only for its architecture and functionality, but primarily for its location. This is the only class A+ office building on the Royal Route in Warsaw and the only building with 3 thousand sq.m. of office space on one level. Moreover, in contrast to the high-rise projects in the Western part of the Warsaw City Centre, the Trzech Krzyży Square with its surrounding streets, such as Mokotowska, Żurawia or Mysia, form a prestigious business enclave in the immediate vicinity of the Warsaw Stock Exchange, financial institutions and embassies, as well as provide direct access to high-end city life with designers' boutiques, restaurants and trendy cafés" - says Joanna Kowalska-Szymczak, Investment Director at KSP.


ETHOS Focuses on Quality

The new Ethos will be a modern facility with 17,000 sq.m. total space, of which 13,000 sq.m. is to be class A + offices, with one unique level accommodating 3,000 sq.m. A key feature of this development will be a completely new five-storey wing which will be added to the existing building structure  located on a plot on the Escarpment of the Vistula River.

The designers of ETHOS have focused on maximum comfort being provided to future tenants. Two separate reception desks and eight low-noise lifts (six of which are to be dedicated to the office sections) will be at the disposal of the building users. The complex will offer over 100 parking spots both, underground and on-site . Internal green terraces have been designed for ETHOS. There will also be parking spaces for bicycles and wash-room facilities for cyclists. The building was designed to meet Excellent assessment criteria in accordance with the BREEAM sustainable building certification standards.

The retail space at ETHOS will be notably extended, and the eight-metre high glazed shop windows will add a more sophisticated character. The spacious general access courtyard with glazed roof will be the heart of ETHOS. It will be opened to the Trzech Krzyży Square. An important convenience for visitors will be the underground car park.

The architectural concept was created by the consortium of MAAS Projekt and Chapman Taylor design studios. Kulczyk Silverstein Properties is currently negotiating with potential retail and office space tenants.


A Prestigious Location at the Very Heart of the Capital City

ETHOS is set in the vibrant city centre, less than 100 metres away from the Warsaw Stock Exchange and the Sheraton Hotel. The Houses of the Parliament, embassies of the United States, Canada and France, as well as luxurious boutiques and popular restaurants and cafés are in the immediate vicinity. The location in the very centre of Warsaw is the guarantee of easy access to public transport, namely the Centrum Metro Station, the Centralna Railway Station, and also many bus and tram stops. This setting is also attractive for its proximity to green areas along the Rozbrat and Książęca streets.
