New Development Director at Kulczyk Silverstein Properties

Piotr Rafalski, an engineer with over 35 years of experience in development projects, stepped into the function of Development Director at Kulczyk Silverstein Properties. Recently, he supervised construction of the Polish National Stand at EXPO 2015 in Milan and now he will reinforce the team responsible for completing the ETHOS office and retail complex at Plac Trzech Krzyży 10/14 in Warsaw and putting it into use in 2016.


The New Development Director, together with a 6-person team and PORR as the general contractor, will work on the revitalization of the ETHOS building. This is the largest class A+ project on the historic Royal Route in Warsaw, Poland, and at the same time one of the most exclusive and highly sought after locations in Warsaw, which will take tenants in at the end of 2016. Construction works that were inaugurated in July are to end in September next year.

Piotr Rafalski gained his experience in reputable companies, such as WS Atkins, PARP, PROCHEM, Hill International, Tebodin, Jet Conoco and Tesco. In May this year he completed the design and the construction of the Polish National Stand at EXPO 2015 in Milan. This project, worth over EUR 10 million, was the fourth-largest investment at this fair (over 2 000 sq.m., with 100 tons of steel imported from Poland). He boasts a portfolio of the following projects: ECE shopping centres in Cracow and Gdańsk, Światowid Shopping Centre in Warsaw, many industrial plants, including the Michelin factory in Olsztyn, large-format projects for Tesco, JET and Shell service stations, revitalization of the Krakowskie Przedmieście promenade in Warsaw and the A4 motorway.

A Unique Place

After the extension, revitalization and "Excellent" BREEAM certification, ETHOS (formerly Holland Park) will offer over 17 000 sq.m. of total space, of which 13 000 sq.m. is set aside as office space, with a unique floor size of 3 000 sq.m. Some of the key features of the project will be the addition of a five-storey wing on the plot located from the side of the Vistula River escarpment and a 1 000-square meter terrace on the fifth floor with a view spreading towards the Vistula River facing the National Stadium and Edward Rydz-Śmigły Park. Moreover, retail space on the ground floor of the building will be significantly increased, and the eight-metre high fully glazed shop fronts will add a more sophisticated look. The heart of ETHOS will be a glazed-roof atrium with restaurants, cafés and boutiques. This publicly accessible space is to be opened to Trzech Krzyży Square. An important convenience for future customers and visitors will be the underground car park. The architectural concept was created by the consortium of Maas Projekt and Chapman Taylor design studios.

ETHOS is a unique project, also due to its location. The Trzech Krzyży square with its surroundings form a prestigious business enclave in the immediate vicinity of the Warsaw Stock Exchange, financial institutions, embassies and Parliament House, as well as provide direct access to high-end city life with designer boutiques, restaurants and trendy cafés.
