Stratos Office Center owned by Kulczyk Silverstein Properties has been purchased by GNT Ventures Warszawa.


The finalized transaction is indicative of our team’s great leasing success. At the moment of being sold, the building was 97 percent leased. Over the last year alone, we managed to extend and conclude a series of contracts, which accounted for as much as 32 percent of the total leasable area. Thanks to these actions, we succeeded in raising the value of the property, despite the fierce competition on the market, – said Maciej Zajdel, Managing Director and Board Member at Kulczyk Silverstein Properties.

Stratos Office Center is located at Księdza Skorupki Street, in the heart of Warsaw’s Central Business District. The location in the vicinity of the two main thoroughfares – Marszałkowska and Aleje Jerozolimskie Streets – provides the tenants with a convenient access to the means of public transport, hotels, or numerous restaurants. The building houses offices of renowned international and domestic companies, chiefly of the financial and legal sector. It is also the headquarters of the mLeasing company, and the tenants include, among others, the Embassy of Belgium.

We are glad to have purchased such a high‑class building. Stratos Office Center is in perfect alignment with our strategy and will strengthen our current portfolio. Stratos Office Center is an intimate A‑class office property with numerous parking spaces spread across three levels. It offers 10,750 sq. m of office space with a retail area on the ground floor. As part of active property management, there was a thorough reconstruction of the lobby, which now resembles the top‑class office buildings in New York, and a modernization of the garage parking, hence the standard and value of the property have been raised significantly.


The value of the transaction, in accordance with the strategy adopted by both parties, has not been disclosed. The seller was represented by Colliers International advisory company and Linklaters legal office, and the new owner used the services of Knight Frank and Greenberg Traurig.
