ETHOS – In the Heart of Warsaw High Street

Warsaw will soon join the group of the European capitals which boast real high streets. Kulczyk Silverstein Properties (KSP), according to the highest world standards, plans to expand and modernize office and commercial complex at Three Crosses Square to position it as the most recognizable and desirable address in Warsaw. Known as ETHOS, the building will attract both luxury boutiques and headquarters of the most renowned Polish and international companies. Opening planned in 2015. ETHOS is the fourth office building in KSP’s portfolio.


The first Polish high street

ETHOS will redefine the prestige of Three Crosses Square with a new business and retail destination of the capital. Located in the bustling heart of the city adjacent to the Warsaw Stock Exchange, Polish Parliament, Sheraton Hotel and Ministry of Economy. Steps away from the new complex are luxury boutiques, popular restaurants and cafes. Upon completion of ETHOS in 2015, Three Crosses Square will become the most recognizable and desirable address in Warsaw and the only one of such class on the Royal Route.

The expansion and revitalization project, is being led by architects from Warsaw Chapman Taylor office and Maas Projekt.


Home for luxury brands

The luxury commercial space will displayed in ETHOS. One of the principal project’s objectives is maximal exposition and increase of its availability for clients. The future boutiques will open up to Three Crosses Square through 8 meters high completely glazed window shops. The increase of the storey will allow to design intimate entresol.

The new central point of the retail space in ETHOS will be the bright and spacious, patio with glazed roof. Essential convenience for clients will be underground car park, which guarantees quickly and comfortable access to the boutiques.

– Totally new project and the image of ETHOS will attract the most luxurious brands. Also these which are not available on the Polish market. The opening and integration of the trade part in the form of spacious patio with Three Crosses Square will be a big change – underlines Edgar Rosenmayr, member of the board of KSP.


Quality and Comfort of the offices

After the expansion and revitalization, ETHOS will include in total 13,1 square meters of Class A office space. An important element of the project will be the extension of the new, five storey building on a site located on the side of the Vistula River.

Architecture solutions were designed with the idea of user’s comfort. Tenants and guests of the complex will be given two separate office receptions as well as  eight elevators out of which 6 will be designed for office workers. ETHOS will be monitored and equipped with the access control. Management of the complex will be assisted by the modern Building Management System, which currently monitors i.a. productivity of the heating device, air conditioning and ventilation. The designers also focused on the use of energy-efficient solutions to control energy consumption Facilities for future tenants include bike parking and social rooms with showers and locker-rooms.  

As with other investments of KSP, all work will be carried out based on BREEAM environmental certification to the extent "Excellent".
