New Asset Management Director at Kulczyk Silverstein Properties

Grzegorz Fabijaniak, who has over 21 years of experience in the real estate sector, will head the Asset Management Department at Kulczyk Silverstein Properties. This is another strong input, following the recent employment of Piotr Rafalski, M.Sc.Eng. as Development Director, to the team that is contributing to the success of the ETHOS office and retail complex at Plac Trzech Krzyży 10/14 in Warsaw. The facility, which will be put into operation later in 2016, is entering into an advanced phase of the development of the commercial section.


Before joining KSP, Grzegorz Fabijaniak worked as the Associate Director, Asset Management Europe at the IVG fund. He was in charge of building the value of the portfolio of prestigious properties located in the centre of Warsaw with a value of EUR 400 million. These were: Le Palais at Grzybowski Plaza, Chmielna 25, Młodziejowski Palace in the Old Town and Royal Trakt Offices at Ujazdowskie Avenue. The new Director earned his experience at such renowned companies as Panattoni Poland, Tebodin Poland and Gleeds Polska. He has held a number of positions in project, development and asset management while working on projects such as Rondo 1, Domy Towarowe Centrum and Warsaw Financial Center.


ETHOS in Europe

The construction works that are carried out by PORR as the general contractor, began in July last year, and they are planned to be completed by next September. Currently, development works have commenced for the commercial section of the project with a surface area of 4 000 sq.m. The commercial space located on the ground floor of the building will be notably extended, and the eight-metre high fully glazed shop fronts will add a more sophisticated look. The heart of ETHOS will be a glazed-roof atrium with restaurants, cafés and boutiques. This publicly accessible space is to be opened to Trzech Krzyży square. Global luxury brands that want to open their boutiques and shops in Warsaw are greatly interested in this prestigious project. This made the Kulczyk Silverstein Properties team launch an international campaign to target businesses that wish to increase their visibility and display products in the unique scenery of Trzech Krzyży square in Warsaw. To this end, ETHOS will be presented at the next MAPIC fair in Cannes, where 2.5 thousand representatives of commercial chains have declared their presence. The project owner and the Polish Chamber of Commerce and Industry in France are organizing a conference “Warsaw: a new direction of development for luxury brands in Europe” to be held at the Embassy of Poland in Paris on 25 November. This event is to be honoured by Michał Olszewski, Deputy Mayor of Warsaw and other figures.


A Unique Place

After the extension, revitalization and "Excellent" BREEAM certification, ETHOS (formerly Holland Park) will offer over 17 000 sq.m. of total space, of which 13 000 sq.m. is set aside as office space, with a unique floor size of 3 000 sq.m. Some of the key features of the project will be the addition of a five-storey wing on the plot located from the side of the Vistula River escarpment and a 1 000-square meter terrace on the fifth floor with a view spreading towards the Vistula River facing the National Stadium and Edward Rydz-Śmigły Park. An important convenience for future customers and visitors will be the underground car park. The architectural concept was created by the consortium of Maas Projekt and Chapman Taylor design studios.

ETHOS is a unique project, also due to its location. The Trzech Krzyży square with its surroundings form a prestigious business enclave in the immediate vicinity of the Warsaw Stock Exchange, financial institutions, embassies and Parliament House, as well as provide direct access to high-end city life with designer boutiques, restaurants and trendy cafés.
